SDA Demand Data Australia | Participants, Supply & Demand Gaps

SDA demand data across Australia, participant numbers, current SDA supply, vacancies, forecasts and the largest supply gaps by state.

National SDA demand has grown steadily as the NDIS scheme matures. Total participant numbers continue to lift, the proportion approved for SDA funding has expanded, and new SDA supply has not kept pace in most catchments, particularly for High Physical Support. The result is a structural supply gap that frames the entire investor opportunity.

Participant Numbers

Total NDIS participants exceed 660,000 nationally. The funded SDA participant cohort is meaningfully smaller, investor-relevant demand is the SDA-funded cohort, not the total NDIS base.

Funded SDA Participants and Current Supply

Funded SDA participants now exceed the count of operational SDA dwellings in many catchments. The gap is largest in NSW (Western Sydney) and QLD (Logan / Ipswich), and proportionally largest in NT and TAS.

Current SDA Vacancies

Headline vacancy ratios mask category mismatch, some catchments have surplus Improved Liveability stock while remaining structurally short of High Physical Support. Always check vacancy by category, not by total.

Future Demand Forecasts

Demand growth is driven by participant pipeline and SDA approval rates rather than population growth alone. Indicative national demand index has roughly doubled since 2019.

State Rankings, Indicative Demand

NSW leads on absolute demand, followed by VIC and QLD. WA, SA and the ACT are mid-tier; TAS and NT are the smallest absolute markets but carry the deepest per-capita supply gaps.
