Is It Worth It, NDIS Property
Is It Worth It for Australian property investors. Part of the NDIS Property hub on Shelby Limited, AI strategy, calculators and expert matching.
‘Worth it’ depends on your goals, horizon, capacity to absorb vacancy and ability to access a capable provider. For some investors, NDIS/SDA fits well; for others, standard high-yield strategies are a better match.
Decision framework
Score the opportunity on: confirmed participant demand in the catchment, capability of the SDA/SIL provider, dwelling design category, net yield under conservative occupancy, regulatory durability and exit liquidity.
When SDA is more likely to fit
You are a longer-term investor, comfortable with niche assets, want social-impact exposure and have the financial capacity to absorb 3–12 months of vacancy while a participant is matched.
When it likely doesn't fit
You need predictable monthly cashflow from day one, you need easy resale liquidity, or you cannot validate the provider quality and underlying participant pipeline.
