NDIS Property Investment Australia | Returns, Demand & Strategy

NDIS property investment in Australia, returns, demand data, the SDA framework and the best suburbs to invest. Investor-focused, independent research.

NDIS property investment refers to residential property investment connected to the National Disability Insurance Scheme, either through standard rentals leased to NDIS participants or, more commonly, through purpose-built dwellings funded under the Specialist Disability Accommodation (SDA) framework.

How NDIS property investment works

At a high level: a participant receives an SDA funding allocation in their plan, and pays for an SDA-enrolled dwelling that meets one of four design categories (Improved Liveability, Fully Accessible, Robust, High Physical Support). The owner of an enrolled dwelling receives the SDA payment plus a reasonable rent contribution, less management and operating costs.

Where demand is concentrated

Demand is concentrated in western Sydney (Blacktown, Liverpool, Penrith), south-east Queensland (Logan, Ipswich), western Melbourne (Werribee, Sunshine), northern Adelaide (Elizabeth, Salisbury) and outer Perth (Armadale, Rockingham).

Indicative returns

Gross yields on purpose-built SDA can sit meaningfully above standard residential rentals, but net returns depend heavily on participant placement, dwelling category, vacancy and management costs. Investors should model on a conservative occupancy assumption.
